  • Preliminary research of the desired property: This includes landlord’s name, real dimensions, record verification, encumbrances, unpaid taxes of the property, etc. We can also search for other expenses owed to the Owner’s Associations.
  • If necessary, a constructive and structural report from an architect or a valuation report of the property can be provided.
  • Obtaining the Foreign Citizens Identification Number (or NIE in its Spanish acronym), which is mandatory to acquire a property in Spain.
  • Assistance for signing up for a current account in Spain which is a mandatory requirement to send money from your country, linking property bills to the account (water, electricity, etc.) and paying taxes.
  • If necessary, we can negotiate the best exchange rates for money transfer (in case the euro is not your local currency) and without bank fees.
  • Monitoring payments throughout the entire operation, reserve payment, and final payment.
  • Assistance during the purchase process and, if necessary, we can hire a translator to be present at the public notary office. -Tax payments after the purchase.
  • Registering at the Housing Property Registry.
  • Change in ownership for water services, gas, electricity, etc.
  • Non-residents tax: This tax is paid once a year for non-residents in Spain who own a property.
